What The Scheme Offers

Luton Borough Council offers competitive incentives to landlords who participate in the scheme.

These incentives include:

• As close as 5% below market rents
• £1,000 cash incentive for 4 and 3 bed properties and £500 for 2 bed properties

Deposit and Rent Guarantee:

• 5 weeks deposit (to be registered with TDS, DPS, or MyDeposits)
• One month rent in advance
• Rent shortfall in advance for tenancy term (Difference between Local Housing Allowance & Rent agreed will be paid to the landlord at the start of the tenancy)

Additional Benefits:

• Licence Fee paid (if applicable)
• Up to £300 towards first year Rent Guarantee Insurance
• Dedicated Officer to assist landlord during tenancy

VA Services & Compensation

Our management route is strongly advised for a specialised service.

For Property Management:

• Receive VA qualified tenants, minimising risk and ensuring peace of mind
• Earn More: VA offers you 70% of the landlord incentive
• Transparency: 30% of the council incentive will cover VA's administration and tenant processing fees.
• Direct access to Luton Borough Council Senior Management to address any concerns or queries promptly
• Frequent inspections: 30, 60, and 90 days into tenancy and then bi-annually to ensure both the tenants and your property are well looked after
• Comprehensive Property Management: The VA team will handle tenant communication, rent collection and maintenance issues to ensure a hassle-free experience for you as a landlord.
• Guaranteed Peace of Mind: Enjoy property management at a competitive fee

• Effortless Process: 60% of the council incentive will cover VA’s administration and tenant processing fees.

The scheme is subject to terms and conditions, including but not limited to the following:

• A VA property valuation
• Your property must meet standards of structural/cosmetic condition to achieve 5% below market rate
• All landlord safety certificates are valid (as normal)
• If tenant does not qualify for rent guarantee £300 is NOT payable
